Flashing is the metal that seals the joint between the chimney and the roof. It is the most common leak on a house with a fireplace, and it shows up as a stain on the ceiling or the wall next to the chimney after a hard rain.
Sealant dries out in the Texas sun, roofing nails back out, counter flashing pulls away from the mortar joint, and on many roofs the flashing was never stepped properly in the first place. Water then runs behind it into the framing. Fixing it is a morning; fixing the rot behind it is not.
