Most chimney damage starts with water. A cracked crown lets rain into the masonry, the brick spalls in the next freeze, the damper rusts, and by the time there is a stain on the ceiling the repair is three times the size it was.
When Chimney Repair May Be Needed
Hill Country weather does the damage: hot summers open hairline cracks in the crown, then the two or three hard freezes a winter turn them into spalled brick and loose joints. Fixing the crown and the joints early is a small job. Rebuilding the top of a chimney is not.
