Most chimney damage starts with water. A cracked crown lets rain into the masonry, the brick spalls in the next freeze, the damper rusts, and by the time there is a stain on the ceiling the repair is three times the size it was.

Hill Country weather does the damage: hot summers open hairline cracks in the crown, then the two or three hard freezes a winter turn them into spalled brick and loose joints. Fixing the crown and the joints early is a small job. Rebuilding the top of a chimney is not.

Cracks across the concrete crown on top of the chimney

Brick faces flaking or popping off, mortar joints crumbling

Water stains on the ceiling or wall next to the fireplace

A rusted damper that will not open or close all the way

White staining on the outside of the chimney

A cap that is missing, rusted through or lost its screen

Frequently Asked
Questions About
Chimney Repair

What causes chimney damage in Central Texas?

Water and temperature swings. A hairline crack in the crown lets rain in, and the winter freezes do the rest.

How urgent is a cracked crown?

Seal it before the next winter. A crown repair is one of the cheapest jobs on the chimney and prevents the most expensive ones.

Do you repair the inside of the chimney too?

Yes. Cracked flue tiles are handled with a stainless liner, see chimney relining. Firebox repairs are on the firebox repair page.

Do you inspect before quoting?

Always. The quote is written from what we photograph, not from a guess over the phone.

Can small cracks be repaired?

Yes, and that is the time to do it. Early tuckpointing and a crown seal avoid a rebuild later.
